Work to include structural frame infill between existing beam support system to construct a 248 sq. ft. mezzanine and code compliant stairway to mezzanine per plans and attached structural engineering design data. Install 42" high guard along open side of stairs and mezzanine and install handrail on both sides of stairs. Provide 1-hour fire resistive construction on the bottom of the stair stringers (2 layers, 5/8", 'X') and 1-hour walls at storage under stair. Upgrade electrical, sprinkler, interior finishes and millwork, add new door and hardware to access reading room from atrium and upgrades of 20% of cost of project toward accessibility upgrade.
