(PETERSON TOYOTA - ADDITION AND REMODEL) (DRH11-00254 AND DRH12-00046) (10-24-12 PLAN MODIFICATION TO CHANGE THE EXTERIOR FINISH AT THE LEXUS SHOWROOM, TO MAKE THE LEXUS SHOWROOM LOUNGE LARGER, REVISE CEILING HEIGHTS, RELOCATE AN OVERHEAD DOOR, CHANGE PARAPET CONSTRUCTION, AND TO REVISE THE SOUTH WALL TO REMOVE THE PARAPETS.) The fire sprinkler system is used for building area increase. To construct 2 first story additions (2,476 square feet near the Southeast corner and 2,394 square feet on the North) and an interior 2nd story addition (1,689 square feet) to an existing automobile dealership. Work is to include interior nonbearing walls, 6 restrooms accessible to the disabled, 2 restroom/locker rooms accessible to the disabled, an interior ramp accessible to the disabled, an interior stairway, suspended acoustical ceilings, millwork, exterior concrete stairways, an exterior concrete ramp, new storefront windows, new storefront doors, interior windows, interior doors, and new elevated interior floors. A new Class A roofing assembly with foam plastic insulation and a 5/8 inch thick gypsum thermal barrier will be installed on the entire building. A gas fireplace will be installed within a customer lounge area. Work associated with the Southeast addition includes concrete footings and foundations, steel columns and beams, steel moment frames, masonry walls, steel roof joists, a steel roof deck, and a metal stairway. Work associated with the North addition includes concrete footings and foundations, steel columns and beams, steel moment frames, a steel roof deck, and a portal frame. The design for the portal frame is a deferred submittal item. Work associated with the new interior 2nd story includes concrete footings, steel beams and columns, steel floor joists, steel moment frames, a steel pan deck and concrete floor, and metal stairways. New metal stairways are a deferred submittal item. Special inspection is required for epoxy anchors, concrete, welding, bolting, and masonry. The work is required to comply with the approved drawings, with the plan review report, with the structural design, and with all applicable codes and ordinances. The fire sprinkler system is required to comply with NFPA 13 as regulated by the Fire Department. **CJW**

I forwarded an email to mike with steed construction stating the code sections, IFC 907.4, where the smoke detectors being utilized for door release are required to be connected to the fire alarm system. This is in reference to the door at the bottom of the stairs from the mezzanine.

Mike actually wanted a conference. Items discussed was the need for emergency lighting in the stairwell from ther mezzanine and an exit sign at the bottom exterior exit door, provide verification from plan review that door 112B can be deleted, provide code compliant exit path from the new "Accounting" area (can not exit through open construction), provide a FIR permit for the connection of fire sprinkler control valves to the existing fire alarm system (new anti-freeze system and new riser).
