Work to include: removal of existing select interior nonbearing wall at upper mezzanine office areas and install guard rails, remove existing interior nonbearing wall by removing an office and create an open retail/mezzanine space, remove a portion of the wall at the stairs leaving a half wall, construction of interior nonbearing wall at coffee bar, add handrail at the exterior landing and interior finishes in compliance with Ch. 8 of the 2012 IBC.
