(THE KENSINGTON APARTMENTS – BUILDING C – UNIT 4.a – 4TH UNIT FROM NORTH) (DRH14-00349) (PUD14-00003) The drawings for a total of 23 Townhouses, each having a separate permit, are filed under permit BLD15-01119 in ePlanReview. This building is not required to have a fire sprinkler system. To construct a 2 story townhome having a total floor area of about 1,577 square feet (831 square feet 1st story and 746 square feet 2nd story) and 4 bedrooms and no garage in compliance with the 2012 IRC. Because it has two stories, it is not required to comply as a Type B dwelling unit. Work is to include concrete footings, concrete foundations, concrete slab on grade, wood stud exterior bearing and shear walls, wood stud interior bearing and shear walls, wood floor joists, engineered wood trusses, a 2-hr property line wall where buildings are common, 1-hr property line walls where buildings are not common, fire rated roof sheathing protection in lieu of parapets, interior stairways, millwork, and finishes. All utilities that serve a townhome are required to be located on the same parcel as the townhome. Utilities serving one townhome (i.e. gas, water, sewer, electrical, telecommunications, etc.) are not allowed to cross over another parcel or through another townhome. At the utilities easement located either in front or in back of the parcel, the utilities are allowed to become common. The design for the wood roof trusses are a deferred submittal item. The work is required to comply with the approved drawings, with the plan review report, with the structural design, and with all applicable codes and ordinances. **CJW**
