To construct a 2 story apartment building having 6 side-by-side 2 story dwelling units. The dwelling units do not comply as townhomes as defined by the Boise City Code because there are no property lines between them and because the utilities are not separate. This building has a total floor area of about 12,723 square feet (6,911 square feet 1st story and 5,812 square feet 2nd story). Each dwelling unit has 2 stories. None of the dwelling units are required to comply as Type B dwelling units. Work is to include concrete footings, concrete foundations, concrete slabs on grade, wood stud exterior walls, exterior siding, shear walls, wood joist 2nd story floors, doors, windows, interior stairways, gas fireplaces, wood truss roof, roof coverings, millwork, and finishes. Engineered wood trusses are a deferred submittal item. Special Inspection is required for soils, shear walls, diaphragms, concrete, and post-installed anchors. The work is required to comply with the approved drawings, with the plan review report, and with all applicable codes and ordinances. The fire sprinkler system is required to comply with NFPA 13R as regulated by the Fire Department.
