Description
(CHANDLER’S RESTAURANT – STATEHOUSE INN – REMODEL AND EXPANSION) (DRH16-00125) The fire sprinkler system is required for occupancy. To expand the dining area of an existing restaurant located on the 1st story of an existing building by about 164 square feet by constructing a building addition into an area that was previously part of the elevated patio dining area. Demolition work includes removing soffits/awnings, removing standing seam metal roofing on the soffits/awnings that will remain, removing a fabric awning, removing skylights, and removing storefront windows. New work is to include steel columns with Sonotube formed concrete footings for sail tie downs (shade structure). Building addition work is to include concrete footings, concrete piers, concrete stem walls, concrete slab on grade, steel columns with steel base plates to support new roofs, steel beams to support new roofs, steel cold formed roof joists, exterior storefront glazing, and finishes. Special Inspection is required for concrete, for welding, for post installed anchors / rebar in existing concrete and masonry, for spray applied fire-resistant materials, and for soils. New roof infills will be constructed to replace removed skylights. New roofs, new columns, new beams, and bearing walls are required to have a fire-resistance-rating of at least 1-hr. Exterior and interior nonbearing walls are required to be constructed of noncombustible materials but are not required to have a fire-resistance-rating. In addition, to install new kitchen equipment including a Type 2 exhaust hood above the dishwasher with duct system and exhaust fan. A new grease exhaust fan and new make-up air unit to serve the existing Type 1 hood and duct system will be installed. The work is required to comply with the approved drawings, with the structural design, with the plan review report, and with all applicable codes and ordinances. The fire sprinkler system is required to comply with NFPA 13 and the fire alarm system is required to comply with NFPA 72 as regulated by the Fire Department. Separate fire sprinkler permits and fire alarm permits shall be obtained prior to beginning any modification or installation work on such systems. **CJW**
