(BLACKROCK COFFEE – BUILDING SHELL WITH DRIVE THRU, DRIVE-THRU SERVICE WINDOW, AND WALK-UP SERVICE WINDOW) (DHR16-00500) (CUP16-00075) This building does not have a fire sprinkler system. To construct a 575 square foot coffee shop building with a drive-thru, drive-thru service window, and a walk-up service window. There will likely be a 176 square foot public occupancy area within this building having an occupant load of about 12. Work is to include concrete footings, concrete foundation, concrete slab on grade, wood stud exterior walls, wood structural panels, stucco exterior wall finish, metal exterior wall panels, exterior windows, window awnings, exterior doors, engineered wood trusses, wood roof diaphragm, columns to support walls constructed above the roof surface, foam plastic insulation installed on top of the roof deck, a single-ply membrane roof covering, a primary roof drain and an overflow drain, and rough in for a toilet room accessible to the disabled (do be completed under a future permit). The roof top HVAC unit will be installed under this permit. Special Inspection is required for soils, concrete, shear walls, diaphragms, and steel (including welding). The design for the wood trusses is a deferred submittal item. This is a shell only permit. This permit is not intended to establish a Certificate of Occupancy for any tenant or for any portion of this building. Tenant improvement work will be done under a separate permit. The work is required to comply with the approved drawings, with the structural design, with the plan review report, and with all applicable codes and ordinances. **CJW**
