Description
(GOWEN INDUSTRIAL PARK – WAREHOUSE BUILDING C – NEW BUILDING) (DRH17-00215) (6-4-18 PLAN MODIFICATION TO REVISE THE OFFICE AREA WITHIN THE SOUTH SHELL TENANT SPACE OF BUILDING “C” TO HAVE ONLY TWO OFFICES (144 SQUARE FEET EACH), AN OPEN OFFICE AREA (579 SQUARE FEET), AND NO BREAK ROOM. THE TOTAL OFFICE AREA WILL BE REDUCED BACK TO 1,010 SQUARE FEET AS WAS ORIGINALLY PROPOSED. WORK INCLUDES INTERIOR NONBEARING WALLS, NEW INTERIOR DOORS WITH TEMPERED GLASS SIDELIGHTS, CHANGES TO THE HVAC SYSTEM, ETC.) (5-10-18 PLAN MODIFICATION TO EXPAND INTO THE WAREHOUSE AREA THE FORMERLY APPROVED 1,010 SQUARE FOOT OFFICE AREA WITHIN THE SOUTH SHELL TENANT SPACE OF BUILDING “C” BY 247 SQUARE FEET TO 1,257 SQUARE FEET AND TO CREATE TWO OFFICES (125 SQUARE FEET EACH) AND A BREAK ROOM (225 SQUARE FEET) IN ADDITION TO THE 646 SQUARE FOOT OPEN OFFICE AREA AND THE RESTROOMS. WORK INCLUDES NEW DOORS, CHANGES TO THE HVAC SYSTEM (2 ADDITIONAL FAN COIL UNITS AND 1 ADDITIONAL HEAT PUMP), AND CHANGES TO THE ELECTRIC LIGHTING (NEW LIGHT FIXTURES AND OCCUPANT SENSORS WITH MANUAL SWITCHES). TO PROVIDE 20 MORE PARKING SPACES IN THE EAST PARKING LOT OF BUILDING “C” TO A TOTAL OF 53 SPACES. AT LEAST 3 PARKING SPACES ACCESSIBLE TO THE DISABLED WITH ACCESS AISLES ARE REQUIRED. AT LEAST 1 OF THOSE 3 IS REQUIRED TO BE VAN ACCESSIBLE TO THE DISABLED.) (4-4-18 PLAN MODIFICATION TO DELETE THE 1-HR FIRE RATED CEILING HATCH LOCATED WITHIN THE FIRE RISER ROOM. THE CEILING HATCH WAS TO BE INSTALLED BELOW THE ROOF HATCH WHICH GIVES ACCESS TO ROOF TOP HVAC EQUIPMENT. THE FIRE RISER ROOM IS REQUIRED TO BE SEPARATED FROM THE REST OF THE BUILDING BY A MINIMUM 1-HR FIRE-RESISTANCE-RATED OCCUPANCY SEPARATION. SINCE A TILT-UP CONCRETE WALL PANEL SEPARATES THE FIRE RISER ROOM FROM THE REST OF THE BUILDING, THE ROOF DOES NOT PROVIDE THE REQUIRED SEPARATION. A FIRE RATED CEILING HATCH IS NOT REQUIRED.) The fire sprinkler system is used for building area increase and for fire area. To construct a 51,402 square foot building to be used for office, storage, and perhaps fabrication. A total of five (5) tenant spaces separated by potentially 1-hr interior walls with block-out framing for potential future openings will be created. This permit is not intended to establish a Certificate of Occupancy for any tenant or for any portion of this building. Each tenant is required to apply for their own Certificate of Occupancy. Separate permits for racking over 8 feet tall are also required. Work is to include reinforced concrete footings, reinforced concrete tilt-up panels, reinforced concrete slab on grade, recessed concrete floors with dock levelers at some overhead doors, cantilevered canopies, steel columns, open web steel roof girders, open web steel roof joists, steel roof deck, continuous insulation installed on top of the roof deck, a membrane roof covering, skylights, metal screens for roof top mechanical units, roll-up exterior doors, side-hinged swinging exterior doors, steel exterior landings and stairways at the West exit doors, storefront windows, trash enclosures, unoccupied mezzanine above the office area supported by bearing walls, interior nonbearing walls, four toilet rooms accessible to the disabled, and finishes. Special Inspection is required for soil (excavation and compacted fill), concrete footings (including reinforcing steel), concrete tilt-up panels (including reinforcing steel), anchors post-installed in hardened concrete, and steel (including welding). The work is required to comply with the approved drawings, with the Geotechnical Engineer’s recommendations, with the Structural Calculations, with the plan review report, and with all applicable codes and ordinances. The fire sprinkler system is required to comply with NFPA 13 and the fire alarm system is required to comply with NFPA 72 as regulated by the Fire Department. Separate fire sprinkler permits and fire alarm permits shall be obtained prior to beginning any installation work on such systems. **CJW**
