(KIWI SHAKE ‘N BAKE BAR/RESTAURANT – EAST AFTON BUILDING – 1ST STORY – SOUTHEAST CORNER) (DRH18-00077) The fire sprinkler system (NFPA 13 below and above the podium per the “Special Design Standards for Type V Construction” ordinance) is used for story and height increase. To remodel a 1,992 square foot, one story shell space located on the ground story to be used as a bar/restaurant. Work is to include an interior concrete slab on grade floor, replacing existing storefront glazing in 2 locations with 2 new vertical sliding sectional doors, a mechanical and storage mezzanine, two toilet rooms accessible to the disabled, interior decorative awnings, kitchen equipment, a bar, back bar equipment, millwork, and finishes. One new sectional door extends to the floor and the other new sectional door extends to the top of a bar counter with an insulated wall below. Tube steel jambs with steel base plates will extend from the floor to the underside of existing horizontal wind girts and will be welded to the underside of the existing wind girts and be insulated or have a thermal break. The steel jambs and wind girts will be used to support tracks for the vertical sliding sectional doors and to resist out-of-plane lateral loads. Special Inspection is required for welding and for anchors post-installed in hardened concrete. Work related to the new 386 square foot mechanical and storage mezzanine includes metal joists and a gypsum board ceiling, noncombustible floor deck with wood floor finish, bearing walls, and a pull-down ships ladder for access. The mechanical and storage mezzanine is required to be constructed on noncombustible materials. A 510 square foot fenced sidewalk drinking/dining area will also be created. The fence will be 3 feet tall. There is an existing grease trap that was installed under the original permit anticipating a restaurant in this space. A ventless enclosed electric fryer will be installed. The work is required to comply with the approved drawings, with the plan review report, and with all applicable codes and ordinances. The fire sprinkler system is required to comply with NFPA 13 and the fire alarm system is required to comply with NFPA 72 as regulated by the Fire Department. Separate fire sprinkler permits and fire alarm permits shall be obtained prior to beginning any modification or installation work on such systems. **CJW**

Missing all of the small documents, missing occupant load sign, it appears west exit door can remain locks so the exit sign will need to be removed, plans show emergency lighting in the kitchen, restrooms and restroom corridor, provide fire extinguisher as discussed, provide duct smoke detectors as per the mechanical sheets and the fire alarm sheet, provide full fire alarm notifcation as per the engineered plans, provide clearance at outside patio as shown on the plans
