(POSITIVE PETS – DOG BOARDING AND TRAINING FACILITY – NORTH END OF BUILDING) (DRH17-00215 / DRH17-00567 / DRH18-00064 / DRH18-00333) The fire sprinkler system is used for building area increase and for fire area. This building (including the toilet rooms, “high” and “low” drinking fountains, the service sink, the existing mezzanine, the exterior landing and stairway, etc.) was constructed under shell permit BLD17-02765. To remodel a 10,125 square foot shell tenant space located in the North end of an existing 41,146 square foot building for a commercial dog boarding and training facility. The existing 1,050 square foot mezzanine will be expanded by 286 square feet to a total of 1,336 square feet and a stairway will be constructed to serve it. The area below the mezzanine will be used for offices and restrooms. Work is to include interior bearings walls to support the expanded mezzanine, steel panel and steel stud shear walls, a mezzanine floor with a steel deck and plywood finish, guards at the perimeter of the mezzanine, a stairway with tube steel columns and steel stringers to serve the mezzanine, interior nonbearing walls to create a “dog boarding room”, suspended grid of steel members to support the gypsum board ceiling above the “dog boarding room”, an exterior fabric awning at the West exterior door, a new West exterior door with glazing, suspended acoustical ceilings, interior doors, and finishes. A 4,000 square foot outside training / exercise area surrounded by a 6 foot tall chain link fence with screen slats and a gate and having synthetic turf will be constructed. An asphalt surface will provide access to the fenced area. Special Inspection is required for welding, bolting, and for anchors post-installed in hardened concrete. The work is required to comply with the approved drawings, with the structural design, with the plan review report, and with all applicable codes and ordinances. The fire sprinkler system is required to comply with NFPA 13 and the fire alarm system is required to comply with NFPA 72 as regulated by the Fire Department. Separate fire sprinkler permits and fire alarm permits shall be obtained prior to beginning any modification or installation work on such systems. **CJW**
