**Partial TCO** HOME 2 SUITES BY HILTON – FRONT STREET DEVELOPMENT – HOTEL PHASE AND GARAGE TI) (DRH17-00530) (5-24-19 PLAN MODIFICATION) (4-2-19 PLAN MODIFICATION.) The fire sprinkler system is used for fire flow and for occupancy and is required throughout the entire building, including the open parking garage. To construct the hotel phase of a multi-phase project and to complete the tenant improvement phase of the parking garage. This permit is intended to establish a Certificate of Occupancy for the entire building. This building will be 7 stories tall and will have 7 levels of parking. Site grading and site work was done under permit GRD18-00041. The concrete garage superstructure phase was done under permit BLD18-01831. The total floor area of the hotel will be about 92,692 square feet (13,732 square feet 1st story, 13,160 square feet 2nd story, 13,160 square feet 3rd story, 13,160 square feet 4th story, 13,160 square feet 5th story, 13,160 square feet 6th story, and 13,160 square feet 7th story). The total area of the building is about 289,099 square feet (45,151 square feet 1st story, 43,769 square feet 2nd story, 43,769 square feet 3rd story, 43,769 square feet 4th story, 43,769 square feet 5th story, 43,769 square feet 6th story, and 25,103 square feet 7th story). There will be a total of 138 hotel sleeping units. A total of 7 hotel sleeping units are required to be accessible to the disabled. Two or more of the required accessible units are required to have accessible roll-in type showers. The remaining required accessible units are allowed to have accessible bathtubs. Above the 1st story of the hotel, the hotel is required to be separated from the open parking garage by a 2-hr fire-resistance-rated fire barrier wall that functions as a shaft wall. The fire barrier wall is required to create a complete separation and to extend from the floor between the 1st and 2nd story of the hotel all the way to the underside of the top floor of the parking garage. Work is to include a few steel columns with steel baseplates, steel beams, steel stud bearing walls with base plates attached to concrete floors with powder actuated fasteners, floors constructed of steel joists and steel floor decking, 3” concrete floor slabs with drag bars placed on top of steel floor decking, steel roof joists with steel roof decks, continuous roof insulation installed on top of steel roof decks with a membrane roof covering above, roof top glass “beacon” structure, mechanical unit screens, roof hatch and alternating tread device for roof access, 2-hr stairway enclosures, 2-hr elevator shaft with a concrete pit, 24” diameter laundry chute within a 2-hr shaft having 90 minute self-closing access doors, 2-hr laundry chute termination room, 2-hr mechanical shafts, 2-hr exhaust shafts, 1-hr laundry chute access rooms with 45 minute doors, 1-hr corridors with 20 minute smoke- and draft-control assemblies, exterior fixed windows, aluminum storefront windows and doors, interior doors, metal siding, EIFS, wood siding, brick veneer, stone veneer with stone window sill caps, suspended acoustical ceilings, suspended gypsum board ceilings and soffits, a direct vent duel sided gas fireplace, millwork, and interior finishes. Special Inspection is required for steel (including welding and bolting), post-installed anchors in hardened concrete, and EIFS. Each hotel sleeping room will be served by its own VTAC unit and exhaust duct. The swimming pool is required to be done under a separate permit. The work is required to comply with the approved drawings, with the structural design, with the plan review report, and with all applicable codes and ordinances. The fire sprinkler system is required to comply with NFPA 13 and the fire alarm system is required to comply with NFPA 72 as regulated by the Fire Department. Separate fire sprinkler permits and fire alarm permits shall be obtained prior to beginning any modification or installation work on such systems. **CJW**
