Talked with Brett Labrie concerning required clearance (42" + door width) for landing at top of ramp per section 1010.5.3, IBC or to swing door into corridor if desired to keep landing as shown on plans. I told Brett I would red-line on plans. I also reviewed the latch side clearance requirements for the access door to future tenant space. This door will also be changed to swing into tenant space to provide required clearances for accessibility. I will red-line on plans.

Talked with Brett Labrie concerning need for non-rated corridor to serve as exit system for common restrooms serving all three or more tenant spaces such that no tenant has to exit through another tenant space per code section 1013.2.1, 2003 IBC. New plans are being prepared showing an exit corridor to serve the restrooms and the new upper level tenant areas.
