To provide an Emergency Alarm System (EAS) in accordance with IFC 2704.9 and 2704.10 for the H-3 occupancy, flammable liquid storage room. "The activation of an emergency alarm-initiating device shall sound a local alarm to alert occupants of an emergency situation involving hazardous materials and be supervised by an approved central, proprietary ore remote station service or shall initiate an audible and visual signal at a constantly attended on-site location." The plans show the existing required sprinkler monitoring fire alarm system will monitor the yellow explosion proof manual pull station (Z-10) located outside the storage room door, activate an audible (whoop), visual (yellow strobe) located directly outside the storage room and one in the office area. Additional scope includes adding two sprinkler control valves tamper switches on zone-7.
The associated building permit (BLD 04-02971) is for a new tenant to occupy entire 26,400 sq. ft. vacant shell building for warehouse use and constructing a new 1,660 sq. ft. accessory office area with light storage mezzanine above and a small 144 sq. ft. H-3 occupancy flammable liquid storage room all per approved plans and engineering. Work to include two new interior square pad footings, new steel column and girder, new wood column, new floor joists and sheathing, new stairway with handrails and guard, new guard at light storage mezzanine, new one-hour rated fire barrier walls with 3/4 hour rated doors and one-hour rated floor-ceiling assembly at H-3 occupancy, some new interior walls and doors, new interior finish, new suspended ceiling, two new accessible restrooms, fire sprinkler work, new mechanical work including a new furnace, new plumbing, and new electrical work. Special Inspection is required for steel construction (fabrication/welding), fabrication process of wood structural elements on premises of fabricator's shop, soils, and epoxy/adhesive anchor installations. Deferred submittal for compliance with the IFC for the H-3 flammable liquid storage room will be submitted into the office for approval prior to installation. Racking in the warehouse will be done under a separate permit. A Certificate of Occupancy is to be issued when completed and approved. NOTE: This building is fully fire sprinklered.
