EVIDENTLY THE EXISTING STRUCTURAL CONDITION IS DIFFERENT THAN WHAT WAS ORIGINALLY ANTICIPATED. PREVIOUSLY PROPOSED FOOTINGS, COLUMNS, AND BEAM WILL NOT BE CONSTRUCTED SINCE THE EXISTING STRUCTURE IS SUFFICIENT. THE NEW STAIRWAY AND ITS SUPPORT IS REQUIRED TO COMPLY WITH THE STRUCTURAL DESIGN THAT WAS PART OF THE PLAN MODIFICATION APPROVED EARLIER.) (12-24-18 PLAN MODIFICATION TO INSTALL A NEW STEEL STAIRWAY WITHIN THE COMMON AREA IN AN EXISTING 2 STORY RESIDENTIAL APARTMENT BUILDING TO REPLACE AN EXISTING WOOD STAIRWAY. WORK IS TO INCLUDE STEEL STRINGERS, ATTACHMENTS TO EXISTING STRUCTURAL ELEMENTS, WOOD TREADS, GUARDS, AND HANDRAILS. ALL NEW WORK IS REQUIRED TO COMPLY WITH THE CURRENT CODES AND STANDARDS AND THE STRUCTURAL DESIGN. REFER TO THE CODE SECTIONS LISTED IN THE PLAN REVIEW REPORT. SPECIAL INSPECTION IS REQUIRED FOR WELDING.) This building does not have a fire sprinkler system. This building has a total existing floor area of about 44,800 square feet (21,500 square feet 1st story and 23,300 square feet 2nd story). The existing 800 square foot drive through canopy at the main entrance will be demolished. The two existing 2-hr fire-resistance-rated fire walls are required to be maintained. To construct a new 107 square foot entry vestibule with a 17 foot tall ceiling. The vestibule will be surrounded on three sides by a 449 square foot lower canopy and a 136 square foot upper canopy. Work is to include concrete continuous footings, concrete spot footings, concrete piers, concrete stem walls, a concrete slab on grade, an exterior concrete stairway, an exterior concrete ramp accessible to the disabled, a masonry wall, steel columns with steel base plates and bolts, steel beams, wood joists, steel roof deck, rigid insulation, single-ply membrane roof coverings, storefront glazing, and storefront doors. Special Inspection is required for soils, concrete, masonry, steel (including welding), and anchors post installed in hardened concrete. Interior work includes interior nonbearing walls; interior windows; interior doors; a toilet room accessible to the disabled; a gas fireplace; new carpet in the corridors; new wall finishes in the corridors; new interior cable guards; new interior handrails on existing stairways; and new interior footings, columns, and beams where the 2nd story floor will be modified. All work is required to comply as Type V-A construction. The corridor is required to be maintained as a 1-hr fire-resistance-rated corridor enclosure. Other work includes new cable guards at 2nd story apartment balconies, new exterior Hardie board siding, new standing seam metal roofing to replace wood shake siding, a horizontal sliding/folding window/door, and a gas fire pit. Except for guards at balconies, no work will be done within individual dwelling units. The work is required to comply with the approved drawings, with the structural design, with the plan review report, and with all applicable codes and ordinances. The fire alarm system is required to comply with NFPA 72 as regulated by the Fire Department. A separate fire alarm permits shall be obtained prior to beginning any modification or installation work on such system. **CJW**
