(ST. LUKE’S – FAMILY MEDICAL RESIDENCY OF IDAHO) (CZC18-00308) The fire sprinkler system is used to substitute for 1-hr corridors and for other code trade-offs. Demolition work on the 1st story includes removing all interior walls, doors, and ceilings. Demolition work in the basement includes removing some walls, doors, and a portion of the ceiling. To remodel an existing 10,377 square foot building (8,680 square feet 1st story and 1,697 square feet basement) to be used as a medical office outpatient clinic where no one will be incapable of self-preservation. Work is to include interior nonbearing walls, 6 single-user toilet rooms on the 1st story all accessible to the disabled, interior doors, suspended acoustical ceilings, gypsum board ceilings, millwork, and finishes. The existing roof covering will be patched and repaired where needed. Structural work includes enlarged concrete footing below new steel columns that will support a new roof beam; new tube steel columns with steel base plates; a new steel beam to replace a masonry bearing wall; new wood beams supported by wood stud pack columns to replace a masonry bearing wall; a new shear wall with hold downs; additional roof joists to support new roof top HVAC units; ceiling support for new exam lights; and a new beam, columns, and footings in the basement to replace a bearing wall. Special Inspection is required for soils, concrete, steel (including welding and bolting), and for post-installed anchors in hardened concrete. The work is required to comply with the approved drawings, with the structural design, with the plan review report, and with all applicable codes and ordinances. The fire sprinkler system, including the installation of quick-response fire sprinkler heads, is required to comply with NFPA 13 and the fire alarm system (horn / strobe type) is required to comply with NFPA 72 as regulated by the Fire Department. Separate fire sprinkler permits and fire alarm permits shall be obtained prior to beginning any modification or installation work on such systems. **CJW**
