(TOBACCO CONNECTION – TENANT IMPROVEMENT – NORTH HALF OF BUILDING) The fire sprinkler system is used for unlimited area of the building. To create a 51,726 square foot office and warehouse tenant space within an existing 124,000 square foot building. Demolition work includes removing some interior nonbearing walls and removing portions of an interior masonry shear wall to accommodate a new overhead door and a relocated man door. Work is to include a new interior 9’ wide x 10’ tall sectional overhead door, a relocated interior man door, interior nonbearing walls, interior doors, two multi-user toilet rooms accessible to the disabled, and a tenant demising wall. Structural work includes steel headers and trimmers (steel angle iron with a welded steel closer plate) at new and expanded masonry wall openings and steel columns next to those openings to resist out-of-plane loads. Special Inspection is required for welding and for post-installed anchors in hardened concrete or masonry. A separate permit is required for racks over 8 feet tall. The other tenant spaces within this building are required to apply separately for their own Certificates of Occupancy. Additional exit doors from the warehouse area and new restrooms may be required. The work is required to comply with the approved drawings, with the structural design, with the plan review report, and with all applicable codes and ordinances. The fire sprinkler system is required to comply with NFPA 13 and the fire alarm system is required to comply with NFPA 72 as regulated by the Fire Department. Separate fire sprinkler permits and fire alarm permits shall be obtained prior to beginning any modification or installation work on such systems. **CJW**
