(2 PERMITS IN EPLAN UNDER BLD19-01478) (PARK PLACE - PARKING GARAGE) (PROJECT MANAGEMENT - ANGIE BROSIOUS) (DRH19-00093) (CFH19-00029) (PARK PLACE APARTMENTS – PARKING GARAGE – NEW BUILDING) (DRH19-00093) (CFH19-00029) (8-12-20 FORMERLY, AN IMAGINARY PROPERTY LINE WAS CONSIDERED BETWEEN THE GARAGE BUILDING AND THE APARTMENT BUILDING. THE BEARING WALLS OF THE APARTMENT BUILDING NEXT TO THE IMAGINARY PROPERTY LINE WERE REQUIRED TO BE CONSTRUCTED OF FIRE-RETARDANT-TREATED WOOD AND TO HAVE A 2-HR FIRE-RESISTANCE-RATING WITH FIRE EXPOSURE FROM EACH SIDE. THE APARTMENT WALLS NEXT TO THE IMAGINARY PROPERTY LINE WERE NOT CONSTRUCTED THAT WAY. THIS PLAN MODIFICATION TO CHANGE THE MASONRY WALLS BETWEEN THE GARAGE AND THE APARTMENT BUILDING TO A 3-HR FIRE-RESISTANCE-RATED FIRE WALL. ACCORDING TO THE PROJECT STRUCTURAL ENGINEER, THE POST-TENSIONED CONCRETE SLABS THAT WILL SUPPORT THE 3-HR FIRE WALLS HAVE A 3-HR FIRE-RESISTANCE-RATING. THE FIRE WALL IS REQUIRED TO EXTEND AT LEAST 30 INCHES ABOVE THE HIGHEST PARKING GARAGE FLOOR WITH THE WALL OF THE APARTMENT BUILDING RATED FOR AT LEAST 1-HR FROM BOTH SIDES ABOVE THAT AS AN INTERIOR BEARING WALL EXPOSED TO THE WEATHER. ALL DOORS IN THE FIRE WALL, INCLUDING THE ROLL-DOWN FIRE DOORS ON THE 1ST STORY, WILL HAVE A 3-HR FIRE-PROTECTION-RATING. TO FIRE BLOCK THE COMBUSTIBLE WALL LOCATED NEXT TO THE FIRE WALL AT THE FLOOR LEVELS AND AT A MAXIMUM OF 8 FEET ON CENTER EACH WAY. THE IMAGINARY PROPERTY LINE IS NO LONGER CONSIDERED AND THE COMBUSTIBLE WALL LOCATED NEXT TO THE MASONRY FIRE WALL IS NOW CONSIDERED TO BE AN INTERIOR WALL HAVING A FIRE-RESISTANCE-RATING OF 1-HR. THE FIRE WALL IS CONSIDERED TO BE THE MEMBRANE ON ONE SIDE WITH 5/8” TYPE “X” GYPSUM BOARD BEING THE MEMBRANE ON THE OTHER SIDE.) The fire sprinkler system is used for fire area and for fire flow and is required to comply with NFPA 13 as a dry system. To construct a 6 level enclosed parking garage having a total floor area of about 135,680 square feet (about 25,338 square feet for each of the lower 5 levels and about 8,990 square feet for the 6th level). The apartment building constructed under permit BLD19-01479 will entirely surround this parking garage building. The parking garage will have a total of 356 parking spaces. At least 8 of those 356 parking spaces are required to be accessible to the disabled (at least 2 of those 8 are required to be van accessible to the disabled). All floor drains in the covered portion of the garage will drain through a sand and oil interceptor. Work is to include concrete footings, concrete foundations, concrete slabs on grade, 2-hr post tensioned concrete floors, 3-hr concrete columns, 3-hr concrete shear and bearing walls, 2-hr fire walls to entirely surround the parking garage building and to completely separate it from the apartment building, 90 minute side-hinged swinging fire doors and 90 minute vehicle roll down fire doors in the 2-hr fire wall, two 2-hr stairway enclosures with steel and concrete stairways and steel guards, two 2-hr elevator shafts with elevators and vestibules, two 2-hr trash chutes with 1-hr vestibules and 2-hr trash rooms at the bottom, bike storage rooms, maintenance storage rooms, two 2-hr mechanical shafts with exhaust fans, and concrete and steel guards. The tallest elevator is required to comply as an accessible means of egress for the disabled having standby power. Special Inspection is required for soils, concrete (including post tensioning), and masonry. The work is required to comply with the approved drawings, with the structural design, with the plan review report, and with all applicable codes and ordinances. The fire sprinkler system is required to comply with NFPA 13 and the fire alarm system is required to comply with NFPA 72 as regulated by the Fire Department. Separate fire sprinkler permits and fire alarm permits shall be obtained prior to beginning any modification or installation work on such systems. **CJW**
