went by and walked through the building with the tenant, the smell from the fixtures seemed to be from the tail pieces of the fixtures, explained how to clean them out. no evidence of any plumbing or mechanical code violations. mold at tub surround looked to be from lack of calking and inadequate ventalation in the bathroom. has openable window. water heater sounds like it needs a lower element. the place need some maintenance.
