This project is for a 780s.f. 2-story addition to an existing 1617s.f. single family dwelling. there is 520s.f. on the main level and 260s.f. on the upper level bonus room of the addition. Walls are to be framed off site in panels and may be modified to meet the boise city wall bracing for light frame construction. If brace panels are within 8'-0" of corners this will be acceptable. Stairs are to me made code complying, and design may vary due to the placement of the attic type girders and the height of the walls. Safety glazing is an issue due to proximity to stairs. The concrete will be poured monolithic with the slab on grade and the attached details govern for energy code requirements. R-1C setbacks ok per rhj All per the approved plans and attached conditions. Smoke detectors per UBC 310.9 are required throughout entire dwelling. Battery powered in the existing building are ok. All per the approved plans as marked and attached conditions. pep
