This project is for the remodel of the 2nd floor of an existing single family dwelling. Work to include the removal of selected (bearing) walls in the rear of the upper level replacing them with structural beams to carry roof loads. This new area will allow for a larger bedroom on the left side with egress required by UBC 310.4, and the construction of a new bathroom and walk in closet in the other side. The project will also include the removal of an existing stair system, changing the rise and run to meet the current code, although the width of the stairs will be allowed to be unchanged at 27" per modification to UBC 1003.3.3.2 requested by jfc construction inc. and approved by Timothy J Hogland on November 15, 2002. Separate electrical, plumbing, and mechanical permits are required. All work to be per the approved plans as marked and attached conditions list.
