The new expansion will provide additional dining area, offices, and a storage area. There will be no changes to the existing commercial kitchen. Work to include some interior demolition work, some new interior walls and doors, providing panic hardware on the exterior exit doors, interior finish, and some electrical work. Assembly dining room to be posted at 113 persons maximum near the main exit. Nonseparated Uses per IBC 302.3.1 for mixed occupancies within this tenant space. Separated Uses per IBC 302.3.2 for mixed occupancies within the building from other tenants. The sum of ratios of the floor area of each use divided by the allowable area for each use is less than one. Maximum fire area allowed for this tenant is 5,000 sq. ft. Two-hour rated fire barrier walls to the roof deck exist on each side of this tenant space and are to be field verified for compliance.
