(RCE-10101 Pepperwood Development LLC)(PEPPERWOOD DEVELOPMENT - RESTROOMS) To construct a 206 sq. ft. structure for two accessible restrooms adjacent to the common area pool per approved plans and structural engineering. This site work along with the pool and mechanical building were constructed under permits issued by Ada County. (Ada County zoning approval under 79-6-PDR) NOTE: This restroom building did start construction while in the county but did not have a building permit. G. Slane, Boise City Building Official, determined a city permit is required. Work to include reinforced concrete footings/foundation, reinforced CMU exterior walls, engineered wood framed truss roof, new mechanical, new plumbing, and new electrical work. This building is seasonal and considered unconditioned since it is not occupied during most of the year. There is a small unit heater for freeze protection of pipes only. The trellis structure shown on the plans will not be constructed at this time. NOTE: Part of the lot is in the flood plain, but this restroom building is not per Jim Wylie. NOTE: This building is not fire sprinklered. JCB

As per plan review report and after speaking with plan reviewer, it was determined that portions of this structure had been inspected by ADA county inspectors. Interior framing is still exposed. Contractor to get another set of approved plans, Have Scope of work on permit changed to include the trellis structures, obtain truss engineering and pull plumbing permit and get ri insp. Elec. ri already passed. Will also need to complete parking lot and obtain code enforcememnt approval.
