(STEELWOOD FLEX CONDOMINIUMS - MODEL UNIT - BLDG #5 - UNIT 14) (7-3-08) PLAN MODIFICATION TO REDUCE THE SIZE OF THE 2ND STORY FLOOR DIAPHRAGM AND ELIMINATE AN ATTIC AREA. (11-15-07) PLAN MODIFICATION TO CONSTRUCT A 2ND STORY INSTEAD OF A MEZZANINE. This building is NOT fire sprinklered. To create a 3,000 square foot (1,800 square foot 1st story and 1,200 square foot 2nd story with a 210 square foot attic mechanical area) office and storage tenant space within a new building. The 2nd story will be constructed under this permit and includes concrete footings, bearing walls, shear walls, TJI floor joists, wood ledgers, and wood floor sheathing. Other work includes interior nonbearing walls, 2 restrooms accessible to the disabled, a 1-hr stairway enclosure, an open stairway, a tenant demising wall, and finishes. This tenant space is intended to be used as a model unit and is expected to be occupied by sales personnel and interested buyers. Any future tenant must apply separately for its own Certificate of Occupancy. To allow the 2nd story without an incidental use separation around the storage room, storage is limited to S-2 type commodities (i.e. noncombustible materials). Wood pallets, paper packaging, and negligible amounts of plastic trim are allowed in combination with the noncombustible storage. For furture tenants, the provisions of the 2006 IBC may allow an S-1 Occupancy on the 1st story. The 210 square foot attic mechanical area located on the 2nd story is considered to be an attic because the ceiling height will be less than 5 feet tall. This attic area does not add any floor area to the tenant space. The attic area is NOT approved for storage. The work is required to comply with the approved drawings, with the plan review report, and with all applicable codes. **CJW**
