"THIS PROJECT IS PENDING PLANNING APPROVAL OF DUPLEX APPLICATION" This project is for the conversion of an existing non conforming single family dwelling used as a duplex into an approved code complying duplex. ( see COD08-00163 & COD08-00771 and Notice of Violation of 4/30/2008 The original address is 1501 S. Gourley and the new address for the 2nd unit in the basement is 1503 S. Gourley. The project is to include the construction of a 1-hour fire resistive wall at the stairway to the basement with 20min assembly from the kitchen area to the stair and a 20min assembly to the unit in the basement. There is to 5/8 type X drywall on all walls in the basement that are common to the basement unit. This can be done on the common side only. All duct work from the central furnace must be closed off to the lower unit that will need its own heating source. There is to be a new code complying stair rail to the basement and smoke alarms per 2006 IRC 313. Separate electrical and mechanical permits are required.
