Description
This permit is for the remodel and addition to an existing single family dwelling. New work will include a separation wall built to meet townhouse construction, though only being used currently for a duplex. The UL listing for the CMU wall is U901 and the UL listing for the two hour wall on top of the CMU wall is U301. The separation will continue to the underneath side of the roof deck. New work will also include adding a second level to the structure. The new story will have two bedrooms and one bathroom. The deck foundation has been engineered and the total square footage of both sides of the deck will equal 156 square feet starting at five feet off of the separation wall in preparation for a conversion to townhomes at a later date. A new stair will be constructed with point loads carrying down to new posts/piers in the foundation. A separate electrical, mechanical and plumbing permit will be required. R-1B zoning district and building setbacks per Planning and Zoning. Built per all approved plans, red lining, plan review report and all engineering. (BSP)
