(2110 LANCASTER TERRACE APARTMENTS) To repair an existing Fire damaged, 8,277 square foot, three story, wood framed, six unit apartment building. The fire damaged units were 100, 200, and 300. Work to include: repair/replace various roof areas including decking, and class A shingles; completely replace exterior front entry deck, stair system, handrails, guards, balusters, deck support posts, and floor joist decking; repair walkways; repair/replace air conditioning openings; replace interior wall and ceiling drywall (min. 5/8" Type X G.W.B.), One-hour dwelling unit separation is required in areas of drywall replacement; replace designated windows, floor coverings, paint, cabinets, electrical, plumbing and mechanical as required; replace exterior siding as needed, exterior paint, and miscellaneous finish work. Roof truss, floor joist, entry deck/balconies, and framing repairs as per structural engineer's evaluation and attached report. All electrical, plumbing and mechanical work per applicable codes and require separate permits. All exterior wood surfaces shall be protected from the elements with a protective treatment and comply with the 2006 IBC for weather protection. The installation of smoke detectors are required and are to be installed in all sleeping rooms and access hallways providing access to sleeping rooms. All construction shall be per chapter 39 of the 2006 IBC. All work per the approved plans, attached Engineering, other reviewing departments approvals, the structural inspectors approval, and the plan review report. NOTE: Retaining walls are not part of this permit and require separate permits. A life safety inspection shall be completed prior to issuance of a new certificate of occupancy. **SRZ**
