(KEN'S BICYCLES) Remodel to combine two existing spaces into one space for a retail tenant per approved plans. New tenant area will be 5,643 sq. ft. Work to include: Interior demolition of the existing non-structural tenant space demising wall; repair and replace existing ceiling system as required; install new emergency light fixture and illuminated exit sign over the front exit door and rear exit door; remove existing locking hardware and exit signage from the existing store front doors; patch and repair demolition work areas; construction of interior non-bearing walls and related electrical and plumbing work to create a fully accessible restroom, installation of new accessible restroom fixtures, installation of a HI-LO drinking fountain, and interior finishes in compliance with chapter 8 of the 2006 IBC. NOTE: This building is fully fire sprinklered for area increase, any alterations to the sprinkler system WILL require a separate permit and shall be installed per NFPA #13 as regulated by the fire department. Several fire walls exist within this shopping center to comply with allowable area provisions. All work per the approved plans, the attached plan review report, and all other reviewing agencies approvals. Any sagging insulation obstructing sprinkler heads and any paper backed insulation not meeting minimum flame spread index rating of 25 and smoke developed index rating of 450 to be addressed if existing in space per an Upgrade Agreement on file. A Certificate of Occupancy is to be issued when completed and approved. This shopping center was originally constructed in Ada County and later annexed into Boise City. **SRZ**
