Description
This project is for the addition of 125s.f. of living area on the upper level of an existing single family dwelling in the "Wildland Urban Interface Zone A." All exterior wall coverings will be of approved materials with protected soffits and no ventillation for same. The project will include the expansion of the master bathroom area and the addition of a bathroom and closet to the bonus room area over the garage creating a new bedroom area that is accessed only from the remainder of the upper level deck that connected that room to the rest of the dwelling. The upper level deck area will still be the code complying egress for the existing master bedroom and the new bonus bedroom. The area below the new conditioned living area and existing upper level deck area will be converted to a 213s.f. garage bay with overhead door and new front and rear exterior walls and foundations. The new area will meet the new energy code using minimums of U.35 windows, R-20 or (R13+5) exterior walls and R-38 in the ceiling /attic. As the bonus room is now conditioned and converted to bedroom area it must meet energy codes also. R-1B ok per Sue Cummings. Separate electrical, plumbing, mechanical and ESC permits are required. Due to the small scope of excavation the ESC plan waiver request is granted. All per the approved plans as marked with "Energy Componant Method" used along with the plan review notes. pep
