PLAZA 121 (SUITE 101) Remodel changing occupancy from office to an assembly restaurant in a 1,300 sq. ft. space on the first floor of an existing building per approved plans. Work to include: Modify existing bar counter; install a new floor drain; modify an existing door swing for exiting requirements; install additional electrical outlets; re-use and relocate existing lighting; minor modification to mechanical system; related interior finishes in compliance with chapter 8 of the 2009 IBC; and plumbing work. All work shall comply with the approved drawings, all red-lines, the plan review report, and the structural inspectors final approval. NOTE: This building is fire sprinklered in lieu of opening protection at the alley, rated corridors, basement enclosure, elevator lobbies, etc. It is also fire sprinklered because it has occupied floors more than 55 feet above the sidewalk and to allow one stairway to egress through a nonrated lobby on the 1st floor. A new Certificate of Occupancy with the new occupant load total is to be issued when completed and approved prior to tenant occupying this space.
