****This permitted project is subject to the terms of the existing zoning CUP10-00009 approvals and time frames.****This remodel project in an existing non-conforming duplex is to bring the non- conforming conditions into compliance with the minimum currant code for 2-family dwellings (R302.3). The project is to include the removal of the existing furnace in the lower unit garage. Remove any non-complying ductwork that penetrates the required 1-hour fire resistive floor ceiling assembly created by the installation of a new layer of 5 / 8 type-X gypsum (drywall) over the existing drywall of the lower unit ceiling. The new layer will require 1-hour ceiling rated electrical box extensions. This 1-hour assembly will require that the lower bathroom environmental fan in the lower unit bathroom ceiling meet membrane penetration requirements. This may require that a false ceiling be installed below the 1-hour floor ceiling assembly.
The separation of the units will also require a separate heat source for the upper unit.
This project will require separate electrical and mechanical permits. All per the approved plans as marked and the plan review notes. 2-9-2012 pep
