(Q'S BILLIARDS - PATIO) This building is fully fire sprinklered. To construct a 468 sq. ft. exterior un-roofed dining patio to existing assembly building per approved plans. Work to include excavation of area to prepare for construction of continuous exterior reinforced concrete footings & foundation for new 468 sq. ft. concrete slab for new uncovered dining patio. To provide moisture protection and seal between existing building and new foundation. Remove two existing windows within existing entry vestibule and install and flash for weather protection a new 3' x 6'-8" solid door to provide accessible route and interior access from existing to the new area; construct exterior egress path between patio and existing walkway so exiting through the building is not required and install handrails and guards / edge protection around perimeter of new patio. Also to relocate existing vestibule double door and to repair existing panic hardware system before reinstallation. Re-glaze existing windows adjacent to new pation with safety glass in existing frames. Existing restrooms adequate to support patio occupant load.Plannings approval done under CZC12-00142. drs
