This extensive remodel and 279s.f addition project in the Wildland Urban Interface (Foothills "A" Zone; all new soffit areas are to be of 1-hour protection with no openings)** is to include the reconfiguration of the footprint of the structure including the infill of architectural out of plane portions of the exterior walls along with interior partition removal and construction to allow for the opening up of the interior spaces using a fully engineered framing / beam and column support system that will include foundation and footing additions to the exterior walls and the interior crawl areas. The windows, doors are to be replaced and will meet the minimum U-values required by Chapter 11 of the IRC. Per the engineer of record all structural framework is to reviewed by the structural engineer prior to removing / re-supporting same. There is to be a new 300s.f. covered rear patio area and to also include approx 100l.f. of retaining wall in the rear yard. A letter from the applicant’s geotechnical engineer indicating that the footing sub-grade is acceptable must be approved by Public Works prior to scheduling a footing inspection.
