To remodel an existing 963 square foot tenant space (748 square feet public drinking/dining area and 215 square feet employee back of bar counter area). In addition, about 326 square feet of drinking/dining area (24 seats shown on the drawings) will be located outside of the “fence” and adjacent to the public circulation area. The “front of house” area is being remodeled. This tenant space shares a commercial kitchen with an adjacent tenant space (i.e. Parrilla Grill). Except for some new food service equipment, the kitchen will generally remain as it is. Work is to include a new door with double-acting hinges installed between the drinking/dining area and the kitchen, a new curved steel railing, mirrors, a new bar surface, new millwork, and new finishes. The existing wood log ceiling will be removed and replaced with a gypsum board ceiling. The existing wood beams will be retained. Work within the kitchen includes installing new hand sinks and fixing a water leak. A new compressor will be installed on the roof to serve an existing walk-in cooler. The work is required to comply with the approved drawings, with the plan review report, and with all applicable codes and ordinances. The fire sprinkler system is required to comply with NFPA 13 and the fire alarm system is required to comply with NFPA 72 as regulated by the Fire Department. **CJW**
