(CARRIAGE HOUSE STRUCTURAL STABILIZATION AND SEISMIC UPGRADE) This building does not have a fire sprinkler system. The Carriage House has been accepted as an existing dwelling unit, although it has not been occupied for several years. Work under this permit is intended to repair structural damage from what appears to have been caused by a failed foundation and to upgrade the building to resist seismic loads. This permit does not establish a Certificate of Occupancy. Occupancy will be established under a future permit. Demolition work includes removing interior lathe and plaster to expose brick walls, removing ceiling lathe and plaster, removing the stairway, removing fixtures, and removing the interior wood sleeper floor and the concrete slab on grade below it. Structural work includes concrete footings, epoxy anchors; through bolt anchors; hooked pins using #3 rebar; tension ties; steel straps; steel bent plate straps; steel plates; diaphragm nailing; diaphragm blocking; a steel C channel at the 2nd story floor diaphragm discontinuity; replaced, retoothed, and repointed brick; rebar grid and shotcrete to strengthen an existing masonry wall; a new masonry wall infill; and a concrete slab on grade. Special Inspection is required for soils, shotcrete, concrete, rebar, masonry, and epoxy anchors. Structural Observation by the Engineer of Record is required for concrete reinforcement, including anchor locations, prior to the shotcrete being placed. The work is required to comply with the approved drawings, with the plan review report, with the structural design, and with all applicable codes and ordinances. **CJW**
