ETC.) (1-12-18 PLAN MODIFICATION TO DEMOLISH THE SOUTH PORTICO STRUCTURE AT THE SOUTH BUILDING ENTRANCE AND TO RECONSTRUCT A NEW PORTICO STRUCTURE IN ITS PLACE. EXCESSIVE WATER DAMAGE MAKES THIS WORK NECESSARY. SPECIAL INSPECTION IS REQUIRED FOR SOILS, CONCRETE, WELDING, MASONRY, AND ANCHORS POST-INSTALLED IN HARDENED CONCRETE. WORK IS TO INCLUDE CONCRETE FOOTINGS, CONCRETE PIERS, MASONRY WALLS AND LINTELS, STONE VENEER, STEEL COLUMNS, PRECAST CONCRETE LANDING, PRECAST CONCRETE STAIRS, HANDRAILS, GUARDS, EXTERIOR PLASTER, AND ROOF DRAINS.) This building does not have fire sprinkler systems or a fire alarm system. To remodel a former church building for a children’s arts school (5,068 square feet basement and 5,933 square feet 1st story). The parking lot was constructed in conjunction with the work done under permit BLD15-02274 for the adjacent building at 1509 N. 14th Street. Work in the basement includes a new concrete slab on grade floor, interior nonbearing walls, a Women’s restroom and two single user restrooms accessible to the disabled, new exterior concrete stairways, an interior stairway, an elevator shaft, interior doors, exterior doors, and finishes. Work on the 1st story includes interior nonbearing walls, interior bearing walls to support the mechanical mezzanine, two restrooms accessible to the disabled, an elevator shaft, new exterior concrete stairways, interior doors, exterior doors, and finishes. An elevator will be installed to create a route accessible to the disabled from a new exterior entry door to the basement and to the 1st story. Two mechanical mezzanines with ladder access will be constructed. Structural work includes strengthening the existing floors (new footings, columns, beams, wood sheathing, etc.), constructing two mechanical mezzanines (bearing walls, joists, wood sheathing, etc.), upgrading the lateral force resisting system of the building (wood wall sheathing, hold downs, steel strapping, steel elements for load transfer, epoxy anchors, etc.), constructing below grade concrete exterior stairways, constructing below grade exterior retaining walls at below grade exterior stairways, constructing above grade retaining walls for above grade concrete exterior stairways, replacing existing stairways with new concrete exterior stairways, etc. Special inspection is required for soils, welding, concrete, and post installed concrete anchors (e.g. epoxy anchors). Exterior work includes concrete curbs, concrete sidewalks, asphalt paved alley, guards, and handrails. This permit does not include the construction of any stages or platforms. A separate permit will be required for those elements. The work is required to comply with the approved drawings, with the plan review report, and with all applicable codes and ordinances. **CJW**
