(WEST MOHAWK PLACE) (11-6-15 PLAN MODIFICATION TO MAKE THE RECEPTION ROOM SMALLER AND THE OFFICE LARGER, RE-CONFIGURE THE RESTROOM, AND TO RE-LOCATE THE BOILER AND UTILITY SINK.) The fire sprinkler system is used for building area increase and for fire area. This tenant space is located in the Southeast corner of the building. To create a 1,803 square foot tenant space from an existing larger space and to construct a 982 square foot 2nd story within that space and over a portion of the adjacent tenant space (2,785 square feet total). A separate permit is required for the 1,087 square foot adjacent tenant space before it is occupied and/or sold to someone else. Work is to include a new tenant demising wall, a restroom accessible to the disabled, interior nonbearing walls, interior doors, interior windows, a stairway to serve the new 2nd story, and finishes. Structural work includes wood columns, cold formed steel built up columns, cold formed steel stud bearing walls, cold formed steel stud gypsum board shear walls with all edges blocked and screws spaced at 7 inches on center, glu-lam beams, LVL beams, LVL stairway stringers, cold formed steel built up headers, 18” TJI joists, 1-1/8 inch thick wood floor decking, joist hangers, column caps, straps, etc. A nonbearing ceiling with 2x8 joists will be constructed over the office, reception, and restroom (capacity less than 20 psf). Special inspection is required for welding. The existing concrete footings that will support the new 2nd story were placed when the concrete slab was placed. The location and size of footings were verified by a Special Inspector using a ground penetrating radar device. The work is required to comply with the approved drawings, with the plan review report, and with all applicable codes and ordinances. The fire sprinkler system is required to comply with NFPA 13 as regulated by the Fire Department. Separate fire sprinkler permits shall be obtained prior to beginning any modification or installation work on such systems. **CJW**
