(THE KENSINGTON APARTMENTS – BUILDING AA – UNIT 4.c – 2ND UNIT FROM WEST) (DRH14-00349) (PUD14-00003) (NO FINAL OCCUPANCY TO BE APPROVED UNTIL VERIFICATION OF A RECORDED SEWER LINE EASEMENT LOCATED ON THE NORTH SIDE OF THIS BUILDING IS PROVIDED.) The drawings for a total of 23 Townhouses, each having a separate permit, are filed under permit BLD15-01119 in ePlanReview. This building is not required to have a fire sprinkler system. To construct a 2 story townhome having a total floor area of about 2,138 square feet (1,091 square feet 1st story and 1,047 square feet 2nd story) and 4 bedrooms and a garage in compliance with the 2012 IRC. Because it has two stories, it is not required to comply as a Type B dwelling unit. Work is to include concrete footings, concrete foundations, concrete slab on grade, wood stud exterior bearing and shear walls, wood stud interior bearing and shear walls, wood floor joists, engineered wood trusses, a 2-hr property line wall where buildings are common, 1-hr property line walls where buildings are not common, fire rated roof sheathing protection in lieu of parapets, interior stairways, millwork, and finishes. All utilities that serve a townhome are required to be located on the same parcel as the townhome. Utilities serving one townhome (i.e. gas, water, sewer, electrical, telecommunications, etc.) are not allowed to cross over another parcel or through another townhome. At the utilities easement located either in front or in back of the parcel, the utilities are allowed to become common. The design for the wood roof trusses are a deferred submittal item.
