Description |
(CRESCENT RIM – BUILDING #3 – Suite #401) The fire sprinkler system is used for building area increase and for story increase. To remodel an existing 3,603 square foot dwelling unit located on the 4th story of an existing residential building. One existing bedroom will be reconfigured to create 2 bedrooms with a shared closet accessed from a shared hallway. One bathroom that formerly served only one bedroom will be reconfigured to be accessed by a shared hallway instead of through a bedroom. Another bathroom that serves only one bedroom will also be reconfigured. A bearing/shear wall will be replaced with a gravity load bearing steel beam and steel columns that will also function as a braced frame to resist lateral loads with all the loads transferred through the stories below to the concrete floor above the basement garage. The existing loads to the concrete slab will be unchanged. The existing Earthbound Slackjack Impasse Device assemblies and existing holddown rods will be used in conjunction with the new moment frame. In addition, new interior nonstructural walls will be constructed and an existing gas fireplace will be relocated. Special Inspection is required for welding and seismic resistance (moment frame and load transfer). The work is required to comply with the approved drawings, with the Structural Engineer’s design, with the plan review report, and with all applicable codes and ordinances. The 1-hr fire-resistance-rating of roof-ceiling assemblies, bearing walls, bearing columns and beams, dwelling unit separation walls and floors, etc. is required to be maintained or provided. The fire sprinkler system is required to comply with NFPA 13 and the fire alarm system is required to comply with NFPA 72 as regulated by the Fire Department. Separate fire sprinkler permits and fire alarm permits shall be obtained prior to beginning any modification or installation work on such systems. **CJW**
