(PARKWAY DENTAL – REMODEL) (CZC16-00284) This building does not have a fire sprinkler system. To remodel a 3,795 square foot area for a dental office and to remodel the common area / restroom core within an existing 6,412 square foot building. The common area / restroom core will be reduced from 687 square feet to 437 square feet with the dental office expanding 250 square feet into what was formerly common area. Within the common area / restroom core a new restroom accessible to the disabled will be constructed, an existing restroom will be upgraded to be accessible to the disabled, and a “high” and a “low” drinking fountain will be installed. An existing skylight that was formerly within the common area will be removed (48 square feet) and replaced with two smaller skylights (16 square feet total). An existing exterior door will be relocated to a former window opening and will serve this tenant space as a required exit. Interior non-bearing walls and interior non-shear walls will be removed. The common area / restroom core will NOT be maintained as an enclosed fire-resistance-rated corridor. Work is to include interior nonbearing walls, a roof infill and new skylights at the former skylight location, interior windows, interior doors, a restroom accessible to the disabled located within this tenant space, millwork, and finishes. No more than 3 care recipients are allowed to be rendered incapable of self-preservation at any one time. The installation and use of X-ray equipment, including shielding, is required to comply with all applicable Industry, State, and Federal regulations. All equipment shall be listed and labeled per the adopted Electrical Code with approval from the PDS Electrical Inspection Team. The work is required to comply with the approved drawings, with the plan review report, and with all applicable codes and ordinances. **CJW**

Lobby area is being called Phase 3, life fire safety for phase 3 to be completed at a later date. Life fire safety inspection for TCO requested area's passed/complete (Phase 1 and Phase 2 area's)

Project is being worked in phases, life fire safety passed/complete for phase 1 (On site city apprroved plans has phase 1 area highlighted in pink and phase 2 area highlighted in yellow) South entrance has thumbturn deadbolt currently in place, this will need to be changed to single action door hardware before phase 2 life fire safety inspection.
