Installing (3) 9-1/2" beams to provide a three openings into Living Room (4' - 12' - 4'). Existing coat closet and linen to be removed from existing Bath for stackable washer and dryer to be located in new closet. Smoke detectors and carbon monoxide alarms to be updated as required/needed. Kitchen to be remodeled as per plans. All work to be done according to plans, notes, review notes and local codes.
