(MID2WEST INVESTMENT AND DESIGN – OFFICE TENANT IMPROVEMENT AND TWO SHELL SPACES) (DRH17-00534) This building does not have a fire sprinkler system. This permit is intended to establish a Certificate of Occupancy for the 787 square foot Southeast office tenant space but not for the shell spaces. To divide an existing 5,277 square foot building into 3 tenant spaces (2,345 square feet West shelled space, 2,092 square feet North shelled space, and 787 square feet Southeast office tenant space). Work includes tenant demising walls, other interior nonbearing walls, a 2-hr fire barrier wall to create two separate fire areas, two multi-user toilet rooms in the North shelled space, and a chain link fenced trash enclosure. Work within the office tenant space includes a toilet/shower room accessible to the disabled, interior nonbearing walls, interior wall furring and insulation, a new exterior window, a new exterior door, furniture, and finishes. Structural work includes steel lintels and columns at enlarged openings in an existing exterior masonry wall, strengthening the existing roof framing to support a new roof top HVAC unit where there wasn’t one before, and installing a new roof beam to replace a removed bearing wall. Special Inspection is required for welding, bolting, and anchors post-installed in hardened concrete and/or masonry. A new roof top HVAC unit will replace an existing unit and will serve the office tenant space. The new unit is not allowed to weigh more than the removed unit. The work is required to comply with the approved drawings, with the structural design, with the plan review report, and with all applicable codes and ordinances. **CJW**
