(SIMPLE SUITES – NEW BUILDING) (DRH18-00305) (2-25-20 PLAN MODIFICATION TO RELOCATE THE GAS METER AND PIPING TO THE END OF THE BUILDING, ALTER THE WATER PIPE INSULATION AND HANGERS, AND TO RECONFIGURE THE GYPSUM BOARD MEMBRANE OF THE 1-HR FIRE-RESISTANCE-RATED FLOOR-CEILING ASSEMBLY BETWEEN THE 1ST STORY AND THE 2ND STORY ABOVE THE 1ST STORY SINGLE-USER TOILET ROOMS SO THAT THE REQUIRED EXHAUST DUCT OPENING PROTECTION CAN BE RELOCATED TO THE CEILING OF THE DROPPED CEILING. THE GAS LINE IS NOT ALLOWED TO PASS THROUGH THE 2-HR STAIRWAY ENCLOSURE. A 2-HR SHAFT WILL BE CONSTRUCTED AROUND THE GAS PIPE TO ISOLATE IT FROM THE STAIRWAY ENCLOSURE.) The fire sprinkler system is used for building area increase, for occupancy, and for code trade-offs. To construct a new 4 story wood framed hotel building having a total floor area of about of about 36,640 square feet (9,490 square feet 1st story, 9,050 square feet 2nd story, 9,050 square feet 3rd story, and 9,050 square feet 4th story) with 67 hotel sleeping units with 4 of those units accessible to the disabled (1 with an accessible roll-in type shower and 3 with accessible bathtubs). Work is to include concrete continuous footings, concrete spot footings, concrete spot footings with concrete piers for the steel canopy, concrete stem walls, concrete slab on grade with thickened areas for bearing and shear walls, steel columns with steel baseplates, wood stud bearing walls, wood stud shear walls with hold downs, steel beams, wood beams, floors constructed of TJI joists and wood floor sheathing, 1” gypcrete floor topping, flat wood roof trusses (design is a deferred submittal item) with wood roof sheathing, roof parapet braces, steel joists and a steel deck for the canopy, 2-hr stairway enclosures, 2-hr elevator shaft with a concrete pit, 24” diameter laundry chute within a 2-hr shaft with 90 minute automatic-closing access doors, 2-hr laundry chute termination room, 1-hr laundry chute access rooms with 45 minute doors, 1-hr corridors, exterior fixed windows, exterior doors, interior doors, steel exterior awnings with steel support rods, exterior wall fur-outs, EIFS, fiber cement siding, stacked stone veneer with precast concrete caps, exterior concrete steps with handrails to access the fire riser room and equipment rooms, millwork, and interior finishes. A trash enclosure with 8’- 8” masonry walls and steel gates will also be constructed. Special Inspection is required for soils, for concrete, for steel (including welding and bolting), for post-installed anchors in hardened concrete, for EIFS, and for intumescent fire-resistant coatings. Each hotel sleeping room will be served by its own PTAC unit and exhaust fan with a dedicated exhaust duct. The work is required to comply with the approved drawings, with the structural design, with the plan review report, and with all applicable codes and ordinances. The fire sprinkler system is required to comply with NFPA 13 and the fire alarm system is required to comply with NFPA 72 as regulated by the Fire Department. Class I standpipes are required. Separate fire sprinkler permits and fire alarm permits shall be obtained prior to beginning any modification or installation work on such systems. **CJW**
