Description
To demolish the interior nonbearing walls on the main floor and the ceiling. To install interior nonbearing walls to create offices and support areas and a new Training / Board Room. All areas to have their own separate required exits, clearly marked, without having to exit back through the entry corridor, to illiminate the need for a rated corridor. The one hour separation integrity in the basement is to be maintained per Section 1703 of the 1973 UBC for existing construction and the 1991 UBc for remodel changes. Proposed time frame to have the basement sprinklered is five years or less per letter on file from Sam Burrows of Conrad-Lombard Architects. Basement will no longer be used as a meeting /assembly room area (needs sprinkler system or additional exits), but as defined on plan resubbmittal for storage/archives workroom. Smoke detectors to be installed in basement and connected to smoke detectors in office and training room areas as early warning pending installation of sprinkler system in basement. Letter of Completion to be issued with this project with Certificate of Occupancy upon completion of basement remodel for code compliance. All per approved plans, notes and specs. Separate electrical, mechanical and plumbing permits are required. Future basement remodel will require separate plans, permits and approvals.
