To make modifications to the existing 2,950 sq.ft. basement area to allow 1713 sq. ft. to be used for office and the other existing area to be unoccupied per plans on file. Work to include one hour construction on the usable side of walls and floor/ceiling with 20 minute rated access door in wall to comply with "usable space under floors" requirements, one-hour tenant separation walls where required, constructing a few new interior walls, infill of exterior wall with new exit door at rear where existing overhead door was, constructing a new interior stairway and landing, constructing a new exterior stairway and landings, installing guardrails and handrails for stairways, blocking off access to area not to be occupied (small access door o.k.), mechanical work, and some electrical work.
