The associated building permit (BLD 04-01255) is to construct a new 11,332 sq. ft. dental clinic in an existing 69,561 sq. ft. building per approved plans. The lobby/waiting area is an assembly occupancy. Work to include some miscellaneous demolition work, new one-hour rated fire barrier walls to roof deck, new interior walls, two one-hour rated doors, new interior doors and windows, interior finish, new suspended ceiling system, new cabinets/counters and sinks, new accessible restrooms, fire sprinkler work including new quick-response heads throughout the space, new mechanical including new HVAC rooftop units with new structural supports per engineering, new plumbing, and new electrical work. Separated Uses per IBC Section 302.3.2 between tenant spaces within the building. Nonseparated Uses per IBC Section 302.3.1 between occupancies within the tenant space. This tenant has one-hour rated fire barrier walls on the east and the west and there is an existing 4-hour fire wall to the north. Architect has also specified a one-hour rated medical gas room and one-hour rated mechanical room. A Certificate of Occupancy is to be issued when completed and approved. NOTE: This building is fully fire sprinklered for area increase and allows non-rated corridors in the space, one-third the overall diagonal for exit separation, does not require draftstopping, and allows the fire barrier walls to be reduced to a one-hour rating.
