Scope of work for the sprinklers is to add 21 new pendant sprinkler heads. The building scope of work is to construct a new 1,570 sq. ft. assembly coffee shop tenant with drive-up window in a new shell building per approved plans, CVA03-00031, and DRH03-00186 MOD #1. Work to include new exterior drive-up window in existing opening, new interior walls and doors, interior finish, new suspended ceiling, new soffit work, new casework and kitchen equipment, two new accessible restrooms, fire sprinkler work, new mechanical including a new HVAC rooftop unit, new plumbing, and new electrical work. Nonseparated Uses per IBC Section 302.3.1. A Certificate of Occupancy is to be issued when completed and approved. NOTE: This building is fully fire sprinklered. JCB
