This permit is to install a required manual fire alarm system including new fire alarm notification appliances, HVAC duct smoke detection and manual pull stations in a remodeled 9000 sq ft restaurant.
Building permit BLD06-02729 is to remodel an existing 9,000 sq. ft. area currently classified for use as a restaurant, bar, coffee-shop and hotel lobby per approved plans. The occupancy uses will remain the same. Work includes selective interior & exterior demolition; construction of new structural concrete footings, steel columns, steel beams and built-up tube steel additions to existing steel beams and masonry shear walls; to maintain and or repair existing fire-resistive construction and provide protection for all new construction of tube steel columns, masonry walls & roof assembly; add structural fill and pour new concrete floor to make entire main floor one level; to frame a new 550 sq. ft. raised wood sleeper floor on top of concrete for new fixed seat dining area; modify existing rated exit corridor and access routes to become non-rated corridor in sprinklered building (sprinkler system to comply with current code for trade-offs); construct new exterior dining areas with open able glass wall sections between inside and exterior; add new main access / egress, double set / double door system with vestibule between and new exterior stairways & railings to new sidewalk level that connects to existing accessible route for the hotel and restaurant areas; upgrade restrooms for accessibility & add one unisex accessible restroom; remodel kitchen area and equipment; install select areas with suspended ceiling/open ceiling patterns; provide new interior finishes, electrical, plumbing, mechanical, sprinkler and alarms systems to meet tenant needs and provide compliance with current adopted codes and ordinances.
