The Fire Sprinkler Scope of work consists of adding new piping and heads below a new second floor/ceiling system within a newly created tenant space.
Associated building permit BLD08-0437 (SLIERS PEDIATRICS REHABILITATION) To remodel a 4,746 sq.ft. area within an existing 36,484 sq.ft. building for a pediatric rehabilitation therapy. A new truss floor / ceiling system, designed for 100 psf live load, and new bearing walls and beams are being constructed for future tenant development on the second floor adding 3,200 sq. ft. and to provide a ceiling for this tenant space. The new second floor space is not approved for occupancy or use, is not open to second floor and is treated like an attic until tenant improvement to determine occupant & requirements are provided. Separate plans, application, review, approval & permitting are required for new 2nd floor area. Work includes select structural demolition; construction of new bearing walls, headers, columns and floor trusses; interior walls to create 8 private therapy rooms, two group therapy rooms; three exercise gyms; offices, break room, reception area, new accessible restroom; a high-low drinking fountain; and to upgrade electrical, mechanical, plumbing and sprinkler systems. Two exits are required and two are provided to serve this space. One exits through an office to the exterior and one from the common corridor directly outside from reception hallway, out to the existing north side deck. Separate applications and plans are required for review, approval and permit issuance before any work to the sprinkler system or the alarm system can be done.
