The Fire Sprinkler Scope of work consists of protecting a two-story townhouse as a live work unit. Please, see letter dated 01-28-08 in the file from the Building Official Mr. George Slane and Fire Marshal Mr. Dave Hannerman regarding the treatment of this project under NFPA 13D not NFPA 13. The bottom floor is exposed steel piping. The second floor is tented CPVC. The bottom floor sprinklers are designed for a maximum spacing of 18’x18’. The second floor sprinklers are designed for a maximum spacing of 16’x16’.


Building Department Scope:

(live/work unit 27) **5/16/2011 PLAN MODIFICATION TO RE-ARRANGE THE INTERIOR LAYOUT OF THE SECOND FLOOR DWELLING PORTION PER PLANS. THE LAYOUT WILL REMAIN A TWO-BEDROOM, ONE BATHROOM, 2ND STORY DWELLING UNIT, OVER THE TOP OF THE NON-RESIDENTIAL 1ST STORY. SRZ** To construct a 1850 sq.ft., two story, Live/Work unit (Townhouse) on a zero lot line. The First story includes a 713 sq.ft. non-residential use, operated by the tenant and shall comply with section 419 of the 2007 International Building Code Supplement. The first story also has a 29 sq.ft. covered porch, a 27 sq.ft. covered patio, and a 464 sq.ft. attached two car garage. A maximum of five non-residential workers or employees are allowed to occupy the non-residential area at any one time. The second story includes a 1132 sq.ft., two bedroom, two bathroom, dwelling unit with a 89 sq.ft. balcony. The dwelling unit shall comply with the 2006 International Residential Code for a Single family townhouse dwelling. This building shall conform to section 903.3.1.3 of the 2006 IBC. An automatic sprinkler system shall be installed throughout in accordance with NFPA 13D. Any and all NFPA 13D systems shall be equipped with an alarm initiating device commonly referred to as a flow switch, and an outside alarm indicating device. A Fire Sprinkler Permit is required prior to beginning any fire sprinkler work. "This lot is within a Floodplain area. An elevation certificate is required to be submitted to and approved by Jim Wyllie, Public Works Department, prior to calling for a framing inspection."
