[The Afton]
The fire sprinkler scope of work consists of a 400 Gpm @ 70 Psi fire pump, two manual wet standpipes, two dry systems, seven wet systems and floor control valves in a six level building with a penthouse. There are live/work units, two levels of parking garage, a garden shed and condominiums. This building is protected per NFPA 13. There is concealed CPVC piping. All exposed piping is steel. This building is not considered a high-rise.

(THE AFTON CONDOMINIUMS – PHASE II) (DRH14-00262) The fire sprinkler system (NFPA 13 below, next to, and above the podium per the “Special Design Standards for Type V Construction” ordinance) will be used for story and height increase. Grading was done under permit GRD15-00067. Phase I (two story concrete podium shell) was constructed under permit BLD15-03329. To construct a 3 story Type V-A apartment building having 3 one story dwelling units and 3 two story dwelling units next to the Type I-A podium building (about 2,533 square feet per story or 7,600 square feet for the building). To construct a 4 story Type V-A apartment building on top of the Type I-A podium building. Each story will have a floor area of about 9,545 square feet (38,180 square feet for the building). A common assembly area, one sleeping unit, and 4 one story dwelling units will be provided on the podium level. Five one story dwelling units will be provided on the 4th, 5th, and 6th stories each (15 total). Work is to include interior and exterior 1-hr fire-resistance-rated wood bearing walls, interior 1-hr fire-resistance-rated wood dwelling unit separation walls, 1-hr fire-resistance-rated wood floor-ceiling and roof-ceiling assemblies, a 2-hr fire-resistance-rated fire barrier wall above the 3-hr podium to function as a horizontal exit, interior nonbearing wood walls, interior doors, exterior doors and windows, exterior wall finishes, open egress balconies, a 1-hr fire-resistance-rated corridor, a 2-hr fire-resistance-rated elevator shaft, an elevator, two full height 2-hr fire-resistance-rated stairway exit enclosures with one extending to and serving the roof, millwork, restrooms, and interior finishes. All dwelling units are required to comply as Type B dwelling units, with at least one also complying as a Type A dwelling unit. The sleeping unit is required to comply as an accessible unit. To create storage areas, three two story live/work units, a two story lobby to serve the upper apartments, a shell retail sales tenant space with a high ceiling, and a two story enclosed parking garage within the Type I-A podium building on the 1st and 2nd stories. Work is to include stairways to serve 2nd stories, 1-hr fire-resistance-rated non-combustible dwelling unit separation walls, interior noncombustible walls, restrooms, interior doors, exterior doors and windows, exterior wall finishes, millwork, and interior finishes. Special Inspection is required for structural steel, welding, structural wood panel shear walls, wood floor and roof diaphragms, and masonry. Structural Observation by the Engineer of Record is required. Deferred submittal items include engineered wood trusses. The work is required to comply with the approved drawings, with the plan review report, and with all applicable codes and ordinances. The fire sprinkler system is required to comply with NFPA 13 and the fire alarm system is required to comply with NFPA 72 as regulated by the Fire Department. Separate fire sprinkler permits and fire alarm permits shall be obtained prior to beginning any modification or installation work on such systems. **CJW**

Dry pendants were in but need to be adjusted so that deflectors are level.

From last inspection, Rm 302 requires additional sprinkler at upper ceiling. This was corrected ahead of time for the corrresponding room on the 6th floor.
